Jersey City, February 16, 2012: The Summit Plaza is a four tower, 485 unit residential housing complex located in Jersey City, NJ. The complex also has a large commercial office building and a heated swimming pool. At the center of the complex is the CHP plant which supplies the property with power, heating and cooling.

Grenadier Realty Corp, the management agency for the property, contracted Prestige Plumbing & Heating to resolve an issue concerning a new Public Service Electric and Gas electrical transformer. The transformer was being situated on top of the underground vault through which the 8” water service entered the property. PSE&G was not able to relocate the transformer, so Prestige was asked to come up with a strategy to relocate the water service.

Prestige’s engineers, working closely with Jersey City Municipal Utility Authority, developed a plan to re-route the underground piping to a new, above ground location.   A new backflow prevention device and a new 8” Sensus water meter were installed at the same time. This required a coordinated effort, led by a Prestige Project Manager, in cooperation with the electrical contractor, PSE&G, and JCMUA.

During one phase of the project a crane and operator were brought in to hoist the ¾ ton RPZ’s and other components into position. Smiles broke out as the final device, the 6 foot long water meter, was lowered perfectly into place.

Community was badly impacted by Super Storm Sandy

Brooklyn, NY February, 2014 Sea Gate is a private, gated community located at the southwestern tip of Brooklyn, New York. The neighborhood was developed in the l890’s, with several prominent New York families owning homes there in the early days.

In October, 2012, Super Storm Sandy devastated Sea Gate, inundating it with ocean water. Many homes in the community were destroyed, while many others sustained significant damage. The battered seawall and crumbling underground systems left Sea Gate extremely vulnerable to additional flooding.

For two months, Prestige Plumbing and Heating, Inc. performed detailed video inspections of all six underground combination sanitary/storm sewers. Nearly five linear miles of pipe were examined. Using high pressure jetters, a vacuum truck, and other equipment, the sand and other storm debris were flushed from the lines and safely disposed of. Prestige developed classifications that would describe the extent of damage to a particular area, and identify the urgency with which it needed to be dealt. Using this system, the Community Board was easily able to prioritize the necessity of repair and reconstruction. Immediate repairs were performed on several 10” and 18” lines. Prestige also rebuilt 30 failed catch basins while maintaining operations and structural soundness.

The Sea Gate Board was able to present Prestige’s survey to FEMA for the purpose of obtaining funds to repair the community’s infrastructure. Prestige performs duel fuel conversion at 1600 Sedgwick Ave in the Bronx

New York, NY November 2014: Built in the Morris Heights section of the Bronx, 1600 Sedgwick Ave is a magnificent high-rise building. Standing 25 stories tall and containing 768 apartments, with breathtaking views of the Harlem River.

When the Riverview complex decided to make the switch to duel fuel (oil / gas) for their heating needs, they knew the forthcoming task would not be an easy one. The chosen contractor would have to coordinate with Con Edison during the entire process, and interruption of service to Riverview’s thousands of tenants was not an option. Careful planning was vital.

Prestige attacked the challenge with enthusiasm and expedience. When contracted for the conversion, Prestige began the arduous planning process required to switch Riverview’s two 400 horsepower boilers to duel fuel.

Working in conjunction with Con Edison and Riverview Management, Prestige was able to complete the conversion ahead of schedule, with no interruption of service to 1600 Sedgwick’s tenants.

The job was completed quickly and efficiently without any inconvenience to the tenants. A fact that was of the utmost importance to the customer. Prestige’s careful planning and flawless execution was commended by Riverview Management.

Improving the infrastructure at historic Fort Wadsworth, Staten Island

“We worked closely with the site planners to mitigate the problems associated with elevation changes”

In November of 2013, Prestige Plumbing and Heating, Inc. was contracted to install new 12” and 15” storm drains with catch basins at Fort Wadsworth, an active United States military installation.   The site, which sits in the shadow of the Verrazano-Narrows Bridge, is the staging area for the New York City Marathon.  The new underground service, which is situated beneath a parking lot, was designed to gradually transfer excess storm water to a detention system, where it is gradually released in easily tolerated quantities.

A second phase of the project was the installation of 500’ of an 8” diameter sanitary line with three manholes. Field supervisor Robert Borrazzo noted, “ to accommodate unforeseen elevation changes, special features, including a drop manhole, were incorporated into the design.”   An oil/water separator, as well as a grit separator were also installed, so that pollutants like oil and grit cannot be introduced into the city’s water system.

Prestige Plumbing work at DoubleTree Suites

Prestige installs backflow preventers at DoubleTree Suites in Times Square

New York, NY April 2014: DoubleTree Suites in Times Square is a 468 room, all-suite hotel on Broadway with 10,000 sq. feet of meeting facilities. Located in the heart of Times Square, steps from NYC’s best attractions and overlooking the annual New Year’s Eve Ball Drop, Doubletree Suites caters to hundreds of tourists and business people every day. All of whom expect the best in service and amenities.

When DoubleTree Suites received a notice from the NYC Department of Enviromental Protection ordering them to install Backflow Prevention Devices, DoubleTree’s engineer knew selection of the right contractor was critical. The installation would have to be performed late at night on a tight schedule to minimize the water shutdown’s impact to guests. Failure to do so could tarnish the hotel’s sterling reputation and negatively impact future sales revenue. There was no room for error!

Prestige was contacted by DoubleTree’s facility engineer and got right to work putting together a precise plan to complete the job within the time constraints.

Coordinating closely with the building maintenance staff, Prestige was able to schedule the water shutdown during a time period that minimally impacted guests. Working into the wee hours of the morning, installation of the backflow preventers was completed under the careful direction of Prestige management and labor.

DoubleTree Management was exceptionally pleased with Prestige’s work, noting the careful planning and skillful execution of that plan. DoubleTree Suites is now in compliance with NYC DEP regulation, without any negative impact to their guests.

Contello Towers – Brooklyn, NY

Prestige replaces underground heat and hot water lines at Contello Towers

Brooklyn, NY August 2013: Contello Towers is a two building hi-rise complex containing 332 apartments. Located on Shore Parkway in Brooklyn, the complex was originally constructed in 1967.

In 2013 it was determined that the underground lines which supply the complex with steam heat and hot water were corroded and in need of immediate repair.

Contello Towers management hired another contractor to replace the damaged lines. After commencement of the job, the contractor apparently found the job to be beyond their capabilities and abandoned the job, leaving Contello Management with little time to spare before the heating season began.

Prestige Plumbing, hired as the new contractor, put together a dynamic plan to mobilize quickly and complete the job in time for the heating season. Working in cooperation with the building maintenance staff, Prestige coordinated shutdowns, excavation, insulation, backfill, and restoration. The underground 10” welded steam line was replaced, as well as the 3” condensate return line, the 6” ductile iron hot water supply line, and 2” copper hot water return line. Under the direction of Prestige management and labor, the job was completed within a three week time frame. The management at Contello Towers was very pleased to be prepared for the heating season well in advance, thanks to the efforts of the Prestige team.

Beech Hills – Queens, NY

Prestige Plumbing replaces interconnecting lines at Beech Hills Complex
“Service was down for less than six hours – the comfort of the residents was top priority”

Queens, New York, March 15, 2014: Beech Hills is a cooperative garden apartment complex on 64 acres of property on the Queens/Nassau border.

In 2013 it was determined that the underground lines which supply the complex heat and hot water were corroded and in need of immediate repair. The hot water recirculating lines were failing as well.

Under the direction of a field supervisor with many years of experience, Prestige mechanics excavated to expose the steel lines which were installed circa 1958. They installed type 1L copper tubing, which has a longer life expectancy than steel. In addition, the new underground piping was encapsulated with Gilsulate insulation, which provides an increased “R” value, and is water repellent.

After the underground work was complete, Prestige was entrusted with the restoration of the areas in the community that were impacted. Prestige replaced the concrete sidewalks and curbs, and put down new asphalt where it was specified. The green areas were raked and seeded.

Despite the extensive work that was done and the size of the complex, residents were never without service for more than six hours. “The comfort and safety of these residents was a top priority,” stated the project supervisor. “The property manager was confident that we would make the modifications with as little disruption to the community as possible. We did not disappoint”.

The Axton – New York, NY

Prestige Contracted for Backflow Preventer Installations

New York City, January 10, 2012: Located at the corner of Amsterdam Avenue and West 96th Street, The Axton is a 28 story high- rise residence housing 229 apartments. The building is managed by Grenadier Realty Corp., one of the city’s largest property management firms.

Upon receiving a warning notice from the Department of Environmental Protection, Grenadier Realty Corp. contracted Prestige Plumbing & Heating to bring the property into full compliance with the new regulations. Because the water main room also housed other equipment, including water pressure booster pumps, space was limited.

A plan was developed by Prestige’s engineers and Project Managers to vertically stack the devices in a compact manner while insuring the devices were easily accessible for maintenance and testing. Prestige submitted the drawings to the city agencies and quickly received DEP approval for the design.

Backflow protection was required for both the domestic and fire sprinkler water services. The domestic service was fitted with a Reduced Pressure Zone device (RPZ), while a Double Check Detector Assembly (DCDA) was installed on the fire suppression service. Two service shut downs were scheduled during non-peak hours to minimize any negative impact to the building residents.

Prestige Plumbing resolves flooding issues in Queens multi-family condominium

New York City, April 4, 2013: At an eight-story condominium with approximately 180 apartments, the city storm sewer regularly backed up into the boiler room after heavy rains.

After studying the building’s underground piping system, Prestige Plumbing’s technical team devised a work plan for the Board’s approval. Men were assigned to saw cut, locate, excavate and replace sections of very deteriorated pipe and then to secure temporary flooring at the end of each day to minimize any inconvenience to the residents. All walls, floors and decorative finishes were protected with the installation of masonry panels.

In an attempt to further insure that the building would not be vulnerable to the onslaught of storm sewer surges from the city storm sewer, Prestige developed a system consisting of check valves, flow diverters and duplex pumps to redirect the surge water back to the storm main at a rate that precluded flooding the building. Despite the added scope the project remained on schedule and within budget.

The director of field operations supervised this job and was able to modify the system as needed.
The project was a success and the system has proven to be effective, even after the heavy rains from Super Storm Sandy.
